Abstract for: The impact of e-commerce on the Urban Logistics Real-estate market
Customers’ purchasing patterns have recently shifted towards e-commerce and away from bricks-and-mortar distribution channels. This growth in e-commerce purchases, together with the e-retailers’ promise of quick delivery to their customers, has created a higher need for logistics spaces located closer to the large urban areas. The objective of the proposed System Dynamics model is to explore the impact of exogenous factors, such as e-commerce growth, on the endogenous variables of the system, namely the stock of space occupied by e-commerce retailers and traditional bricks-and-mortar retailers as well as the economic outcome for specialized logistics real estate developers.
